On February 2, 1781, the Battle of Torrence’s Tavern took place in what would eventually become Mooresville. The skirmish was part of the Southern Campaign of the American Revolutionary War, occurring as British forces under Charles Cornwallis pursued American troops led by Nathanael Greene following the Patriot victory at Cowpens. The Tavern was run by Mrs. Torrence whose husband had been killed earlier in the war. Her first name is unknown. Langtree Road and Hwy 115 were actual roads or trails at the time and the tavern sat near the intersection.

As Greene’s army retreated north, they were racing to cross the Catawba River before the British could catch them. Torrence’s Tavern served as a key way point, a militia gathering place where local volunteers stopped to eat, rest, and await orders. British cavalry under Banastre Tarleton launched a sudden attack on the militia forces stationed there.

The American militia, commanded by William Moore (ironic?), were caught completely off guard. Most historians estimate that roughly 300 North Carolina militiamen, largely farmers and local volunteers, were present and roughly 150–200 British cavalry dragoons.

The engagement was brief and chaotic. Poorly armed, lightly trained, and unprepared for a cavalry charge, the militia scattered quickly. Casualties were minimal- only a handful killed or wounded- but the psychological impact was real. While the skirmish was a British tactical success, it was a strategic failure, as it still failed to stop Greene’s army from escaping across the Catawba River and continuing the campaign that would eventually wear down British forces in the South.

So… could the “Haunted” sign at the railroad crossing be connected to that skirmish?
I’m going to lean toward a hard no.

More likely, some kid slapped a sticker on a DOT sign years ago and it stuck—literally and figuratively. But standing there today, knowing armed men once scattered into the woods in the same vicinity nearly 250 years ago, it does make for a pretty good story.

And sometimes, that’s enough.

Directly underneath the centerline of the tower—as close as you can physically get to the lines—the magnetic field measured 5.4 milligauss, and it dropped off significantly as measurements were taken moving toward the home. Readings were practically nonexistent as we walked down the driveway. Once we reached the electric meter, the reading increased to 26 milligauss.

Inside the home, the results were even more eye-opening. With the microwave running, the EMF measured 48 milligauss at one foot away. At the electrical panel (breaker box), the measurement was 325 milligauss at one foot, dropping to 40 milligauss at two feet.

And the biggest surprise of all? A standard hair dryer, while running, emitted 430 milligauss Compared to 5.4 directly underneath the lines outside!

You may or may not care about these findings, but I found them interesting—and honestly, very different from what I previously believed.

While I was down this rabbit hole, my curiosity naturally led me to cell phone towers as well. I’ve sold plenty of homes near cell towers, and I’ve also questioned the safety of carrying my phone in my back pocket as much as I do.

It’s important to understand that power lines and cell phone towers emit different types of fields. Power lines emit electric and magnetic fields (EMF), while cell phones and cell towers operate using radiofrequency (RF) radiation. The good news is that both EMF and RF radiation are considered non-ionizing, meaning they do not damage DNA. Examples of ionizing radiation would be things like X-rays and gamma rays.

Long story short, when RF exposure is measured in milliwatts per square centimeter, readings taken directly beneath cell phone towers are typically 1,000 to 10,000 times lower than established public safety limits. Cell towers emit very low levels of radiation. The largest exposure most of us receive actually comes from the phone itself, and even that remains well within safety standards. Exposure also varies depending on how and where the phone is being used.

Here’s another thing that surprised me. Many people assume that when a phone has full signal strength, it’s producing the most radiation. The opposite is true. A phone actually emits more power when it’s struggling to connect in low-signal areas. When calls are placed over Wi-Fi, radiation levels are practically nonexistent by comparison.

I’m not a scientist. I’m simply sharing the information I’ve come across and presenting it to the best of my understanding. Use this for general information only, and as always, do your own research if any of this raises concerns for you.

Buying a waterfront home can be a dream come true but that dream can quickly turn into a costly mistake if you overlook one critical inspection: the dock. While the dock may look perfectly fine from above the waterline, what’s underneath, internal, or what’s missing on paper, could tell a very different story.

1. Why a Dock Inspection Is Essential

As a result, many docks built after 2006 struggle to last more than 10 years in some cases, especially if they haven’t been properly maintained. Newer treated lumber that is exposed to water may start to turn black, usually from the middle of the board outwards. This is often a sign of internal rot. A qualified dock inspector can evaluate whether the structure has interior rot, hidden corrosion, or weak points that could lead to costly repairs after you close on the home.

2. Licensing and Permit Issues

In North Carolina, contractors who aren’t licensed for jobs exceeding $40,000 (and many aren’t) often understate project values in order to secure a permit. It’s not unusual for someone to pull a permit for a smaller amount while charging $100,000 or more for the full build- which means that usually- the final permit is never closed out with the county. This falsification is more common than most buyers realize, and it can create legal and resale headaches down the road. Before purchasing, verify that your dock’s permit was properly issued, inspected, and finalized.

3. Engineering and Safety Concerns

Many docks use 6×6 pressure-treated posts to support roof systems or boat lifts. The problem? These posts are not engineered to handle the heavy loads associated with modern boats. Today’s larger vessels, especially wake boats, can easily exceed 6,000 pounds. A dock that isn’t structurally designed to bear that weight puts your investment and your safety at risk.

Watch for signs of stress like warped or twisted posts, which may indicate the dock is under more strain than it was designed to handle. A properly engineered dock should include reinforced pilings and lift supports specifically rated for the weight of the boat it’s carrying.

4. Duke Energy Permits and Registration

Every dock on Lake Norman must be registered and permitted through Duke Energy’s Shoreline Management Program. Each dock should have a tag issued by Duke, confirming it’s approved and registered to that specific property. This applies not only to private docks but also to community slips. Before purchasing, verify the dock tag and ensure it matches the property’s address and permit record. I can provide you with the contact at Duke.

5. Dock Size Restrictions and Upcoming Rule Changes

Dock size is another area where rules have evolved.

Currently, there are about 15,000 private docks and another 15,000 community slips on Lake Norman. Some estimate that as many as 5,000 or more of those structures may need replacement within the next few years, making it even more important to know the age and condition of your dock before buying or selling.

6. Dredging Rules and Safety

If your property requires dredging, be aware that Lake Norman restricts dredging between March 1 and July 1 due to fish spawning season. If it’s already been dredged it’s important to check how the lake bed cut was sloped. A safe and compliant slope should be three-to-one (3:1) meaning the sides of the cut should be sloped and not sharp. Sharp underwater drops can be dangerous, particularly for swimmers and children who might not be able to pull back up from a steep ledge.

Buying a waterfront property is about more than just the view- it’s about protecting your investment. A thorough dock inspection can uncover hidden issues that even seasoned home inspectors might miss due to unfamiliarity. From structural safety to proper permits and shoreline compliance, every detail matters.
