Mooresville Minute Q and A

As a Real Estate Agent I have A LOT of conversations each week with folks from all walks of life. The majority of these people all live in Mooresville and I’ve began to notice that I’m answering a lot of the same questions over and over again. Questions about highway projects, new business, housing market, etc.. I get these questions so frequently that I thought it might be worth answering some of them publicly (at least to the best of my ability, knowledge, and understanding). So here it goes….

What businesses are being built where Josh’s Farmers Market used to be?

Answer: The first building on the left is First Watch Daytime Cafe. First Watch is a local chain offering breakfast and lunch. Heres a link to their menu. Looks pretty good! The second building is Go Health Urgent Care. Go Health is already located on Williamson Road in front of Fusion Bowl. I’m unsure if this is going to be a second location or if they will simply be moving. The third building, which has not yet broken ground, is Chase Bank. There may be a fourth building in the future.

When will construction begin on Highway 150?

Answer: Depends on who you ask… No one seems to know exactly. (including Town Planners). There are many road projects presently scheduled. Some are town projects such as the widening of Williamson Road. Others are state projects….Hwy 150. It seems that the state doesn’t often inform the town of what they’re doing. Most assumptions are 2025 with a 3-4 year expected build time. It’s not confirmed but I have heard that acquisitions are now complete. What I do know is that things ARE happening. You’ve probably noticed that many businesses have removed their permanent signage. Some buildings have already been torn down. The old Mattress Express building beside the MP Barn is next to be demolished (if it’s hasn’t begun already). Relocation of utilities became obvious this week. Most noticeably on the east side of Exit 33 in front of Taco Bell. This alone is a monumental task that will likely take a long time. Long story short. Things are definitely happening but it may be some time before we see asphalt being broken up. *Side note- Hwy 150 in Mooresville is rated as the busiest two lane highway in NC. Shouldn’t surprise any of us that live here.

Why are there so many apartment complexes being built in Mooresville?

Even with all of the apartment projects presently under construction there is still a 10,000 home deficit in Mooreville with very little area to build more single family homes. This being said…expect more apartment projects in the near future. (and traffic)

Is the Housing Market slowing down?

Answer: Kind of… but not how you think. First, There is no bubble. The exact opposite is true. At present the US is short 4,000,000 homes. This incredible demand will not go away. People need somewhere to live. Interest rates have doubled in the last few months. This will have some effect on first time home buyers and for this reason we might see some correction in pricing. At least on the lower end homes (hopefully). I think that inflation will have more of an affect on housing than interest rates. What do I mean? If you really want a house you can convince yourself that you can afford an extra $250 per month on a mortgage. Inflation, however, plays a different role on our psyche. If groceries cost me $250 more a month I may second guess buying a new house for the time being. Just my opinion.

Is the Housing Market slowing down?

Answer: You have to make a decision for today. Not the future- not the past. Recent history would say that you may get a higher price if you wait. You could just as easily lose equity by waiting. NO ONE KNOWS no matter what they think or say. Make a decision that’s best for your family based on TODAY and don’t look back. If you sold today for $500,000 and a year from now the house is worth $600,000 you have to be able to say that I made a good decision based on that timing. It could just as easily be worth less what you sold for.
