New Home Inventory Hits Record High

If it feels like there are more new homes popping up lately — you’re not imagining it. In February, the number of new single-family homes for sale across the U.S. jumped to 500,000. That’s the highest we’ve seen since 2007.

To put it in perspective: back in 2011, there were only about 142,000 new homes on the market. That means inventory has more than tripled in the last 13 years. Aside from the housing bubble in 2006, this is the most new homes we’ve ever had available at one time.

Here in the South, where home building stays strong, inventory dipped slightly by 8,000 homes but still sits at 296,000, which is higher than the previous record of 291,000. That’s a lot of new homes hitting the market. I’ve never seen so many DR Horton Communities underway at the same time.

So what does this mean? For buyers, it could mean more choices and less pressure. For sellers, it may signal more competition ahead. Either way, it’s a sign the market is shifting again. It will be interesting to see if home prices remain steady. Or, could we see them start to fall in the coming months?
